THE PROJECT
From an idea
to a real space.
A 9.5 × 4.5 m SIP granny annexe in Amersham, with a bedroom, lounge and kitchen area, shower room, hardwood frontage and sedum roof.
TRJ Construction built this garden annexe in Amersham, Buckinghamshire for Simon, creating a separate living space with a bedroom, lounge and kitchen area, and shower room.
Size and layout
The SIP structure measures 9.5 × 4.5 m externally, an overall footprint of 42.75 m². The proposed layout separates the bedroom and shower room from the lounge and kitchen area, with internal doors connecting the rooms.
Structure, exterior and roof
Structural insulated panels (SIPs) form the floor, walls and roof. The order specifies screw-pile foundations upgraded from the standard 1,250 mm piles to 1,550 mm and 2,050 mm piles for this project.
Horizontal hardwood cladding finishes the front. Cement particle boards with anthracite grey RAL 7016 K-render cover the sides and rear. The roof specification includes an EPDM covering and sedum finish, with a pitched entrance canopy in a slate-tile effect and black gutters to the front and rear.
Aluminium glazing
Aluminium French doors measure 1,600 × 2,100 mm. The window specification includes two 1,200 × 1,050 mm casements, one 1,600 × 1,050 mm casement and a 600 × 600 mm obscure-glass window. The frames are anthracite grey outside and white inside.
Kitchen and shower room
The order includes kitchen installation, with the kitchen specification covered by an agreed allowance. The upgraded shower room has fully tiled walls and floor, a 1,200 × 800 mm rectangular shower tray, sliding shower door, black vanity basin and toilet package, extractor fan, waterproof surface LED light, thermostatically controlled electric towel radiator and an 8.5 kW Triton electric shower.
Interior, heating and electrics
The annexe is plasterboarded and skimmed, with MDF skirting and three Howdens white-primed four-panel internal doors. The ceiling was specified in white Dulux vinyl matt paint, with Simon supplying magnolia paint for the walls. Carpet was to be fitted by the customer after TRJ completed the annexe.
Two Haverland electric wall heaters have electronic thermostats. The electrical specification includes ten white double sockets, twelve internal downlights, five external downlights, a consumer unit, internet cable and a mains-powered fire alarm.

Fantastic, professional job
“Costi has built a fantastic annexe in our back garden. I have been really impressed with how hard he and the team worked and the great quality of their work. He has been incredibly fair in his pricing and very easy to do business with. He know his stuff and really cares about what he builds. I cannot fault the experience!”
