THE PROJECT
From an idea
to a real space.
A SIP kitchen extension in Watford with bifold doors, two electric skylights, a utility room and downstairs cloakroom, built by TRJ Construction.
TRJ Construction extended and transformed the rear of Martin and Kerrie’s home in Watford, Hertfordshire. The project brought together a new kitchen extension and alterations for a utility room and downstairs toilet.
The brief and restricted access
Kerrie’s review describes a 1930s semi-detached house with no side or rear access. Having previously built a garden room for the family, TRJ returned to deliver the house extension and coordinate the associated trades.
Extension size and SIP construction
The project order and layout drawing specify a 6 × 5.75 m SIP extension structure. The base and roof use 150 mm SIP panels, with 125 mm SIP walls. The roof specification includes a warm roof, EPDM membrane, a 400 mm front canopy and black front guttering.
Foundations and opening up the house
The order includes removing the existing patio and excavating for the extension, with soil retained in the rear garden. The foundation specification uses 2 m ground screws, together with underpinning at two corners beneath the existing house.
Structural steel beams of 6 m and 2 m, with columns, were specified to create the large opening into the existing home in accordance with the project’s technical calculations. The main beam was to remain visible. A temporary partition protected the house during the work.
Bifold doors, skylights and exterior
A five-panel bifold door set measuring 4,500 × 2,100 mm connects the extension to the garden. The order offered anthracite grey RAL 7016 or black, subject to the customer’s final selection. Two electrically operated skylights measuring 1,001 × 1,500 mm were specified above the new space.
The exterior finish is K-render, with a rain channel in front of the extension. The works also included extending the existing under-house ventilation.
Kitchen, utility and cloakroom works
TRJ’s scope included new kitchen plumbing, rerouting the existing toilet pipe and boiler pipework, and capping unused gas pipework. Plumbing and electrical provisions for the utility room and downstairs toilet included a soil connection to the sewer.
The downstairs toilet partition and a standard six-panel door were included. The order also specified fitting customer-supplied brick slips on two walls.
Interior, lighting and comfort
The extension was specified with plasterboard, a skim finish, white Dulux vinyl matt paint and MDF skirting. A 12 mm plywood layer prepared the new floor for tiling; the floor tiling itself was by others.
The electrical specification includes nine internal LED downlights, six white double sockets and five exterior LED lights. A new house consumer unit and extension circuits were included, with electrical certification and Part P notification by a suitably qualified electrician. An LG air-conditioning unit with a wireless module was also specified.
Kerrie describes the finished result as a complete house transformation, with a new kitchen extension, utility and downstairs cloakroom.

THE CUSTOMER’S REVIEW
Kitchen extension and house transformation

KITCHEN EXTENSION AND HOUSE TRANSFORMATION – BRILLIANT JOB!!
We got to know Costi and the TRJ team when they built a garden room for us in Spring 2021, which went really well. We talked to Costi about a large (6m x 7m) SIPS construction extension to the back of our 1930’s semi. SIPS was the ideal solution as we have no side or rear access and this system avoided digging trenches and dragging tons of earthworks / brickwork through the house.
This was a big job that involved taking out the back of the house, Costi got behind the vision we had, helped with designs and all the necessary building control approvals. Being an older house built in the 1930’s there were a few surprises along the way, Costi took care of all the issues and came up with smart solutions.
He project managed the whole piece arranging the necessary trades (electricals, plasterers, tiling, including craning over the stills we needed) and supervised all works himself. Costi really took care of us, he was well organised, kept things tidy during the build, and kept us informed starting every day with a quick chat over coffee (they also took care of Sid, our whippet puppy that joined the family mid-build).
He also expertly filmed and photographed everything, so we have a perfect record of the build.
The end result is a complete transformation of our house, we have a stunning kitchen extension, downstairs utility / cloakroom and the home we’ve been dreaming of for some years – thank you Costi and Dani !!
Highly, highly recommend Costi and the TRJ team
